What changes the estimate?
Roof size and complexity
Ask how the roof was measured and which porches, additions, and detached structures are included. A simple roof and one with many transitions can require different amounts of work even on homes with similar floor plans.
Existing conditions
The number of roofing layers, condition of the deck, and access to the property belong in the plan. Ask how hidden repairs will be documented, priced, and approved.
Selected materials and details
Compare exact product lines and the work at edges and openings. Identify ventilation changes, optional upgrades, and anything to be retained rather than replaced.
Job logistics
Clarify delivery, disposal, driveway access, property protection, and cleanup responsibilities. Ask whether permit fees and required inspections are included.

Ask for a written change process
