The Roof Replacement Process

1. Establish the existing condition
Share your address, goals, known issues, and earlier repair records. Ask the contractor to explain what was inspected and what remains uncertain. Define which buildings and roof sections are part of the project.
2. Agree on the written plan
Confirm products, color, removal, disposal, access, cleanup, and permit responsibilities. Ask how hidden decking repairs and other additional work are approved. Keep product and workmanship warranty documents with the estimate.
3. Prepare the property and schedule
Discuss delivery and dumpster placement, driveway use, pets, plants, and access needs. Ask for a schedule with clear weather assumptions and a contact person for questions. Do not treat a preliminary date as a guaranteed completion promise.
4. Document changes during work
If the contractor finds a hidden issue, ask for documentation and the proposed cost before authorizing changes. Track decisions against the written plan. Agree on how the home will be protected if the project pauses.
5. Review the final walkthrough
Confirm cleanup and any required inspections. Request the final invoice, product information, warranty paperwork, maintenance guidance, and photographs the contractor agreed to supply. Identify whom to contact if questions arise later.
